Kyloring Housing Co-operative (KHC), based in the Witchcliffe Ecovillage in Western Australia, is taking an innovative approach to affordable and sustainable living for over 55s. This resident-developed community promises a blend of affordability, sustainability, and a rich community life. Located just 8 kilometres south of Margaret River and a little over three hours’ drive from Perth, the development provides easy access to beaches and popular wineries.
One of the standout features of KHC is its resident-led development model, ensuring that the people who live in the community are directly involved in its creation and management. This approach is facilitated by the use of sociocracy, a system of governance that promotes effective group decision-making and empowers all members to have a voice. Through regular community meetings and workshops, residents are actively engaged in the development process. This inclusive approach fosters a strong sense of ownership and community among residents, ensuring that the development meets their needs.
The project encompasses 25 private homes, each designed for energy efficiency and water self-sufficiency with solar panels and rainwater tanks. The homes are available in five different floor plans, ranging from 45 to 84 square metres. Beyond the individual residences, the development offers shared facilities, including a common house with a kitchen, dining and living areas, a workshop, laundry, office, and guest accommodation. This community-focused design encourages social interactions, fostering a supportive and interconnected living environment. All KHC buildings meet the Gold Level Liveable Housing Design Standard for accessibility, allowing residents to age in place comfortably.
The Witchcliffe Ecovillage itself is designed to be self-sufficient with 100% renewable energy, water self-sufficiency, and environmentally sensitive waste management systems. The ecovillage protects wildlife habitats and supports self-sufficiency and food security with most households having a share in a community garden. This and a small commercial centre help to support local employment.
The KHC team bring over 50 years of combined expertise in property development, having successfully completed multiple award-winning projects, including the Green Swing developments.
Kyloring Housing Co-operative has already secured a $2.9 million grant from a WA Government program for the construction of eight social housing dwellings and an additional $500,000 from member contributions. To further support this project, KHC is seeking a $2 million loan at an interest rate of 6% per annum for up to five years.
